Mortgage Document Checklist
Here's what you'll need to gather before applying for a mortgage. Having these ready can speed up your pre-approval process significantly.

Income verification
- Last 2 years of W-2 forms
- Last 2 years of federal tax returns (all pages and schedules)
- Last 30 days of pay stubs
- If self-employed: profit and loss statement, business tax returns (2 years)
- Other income documentation (Social Security, pension, rental income, alimony)
Asset documentation
- Last 2 months of bank statements (all pages, all accounts)
- Last 2 months of investment/retirement account statements
- Gift letter (if receiving down payment help from family)
- Documentation of any large deposits in the last 60 days
Identity and residence
- Government-issued photo ID (driver's license or passport)
- Social Security number
- Current address and 2-year address history
- If renting: landlord contact info, 12 months of rent payment history
Credit and debt
- Authorization to pull credit report
- Explanation letter for any derogatory credit items
- Bankruptcy or foreclosure discharge papers (if applicable)
Additional for VA loans
- Certificate of Eligibility (COE)
- DD-214 (for veterans)
- Statement of Service (for active duty)
Additional for DPA programs
- Homebuyer education certificate (required by most DPA programs)
- Proof of residency in San Diego (for city/county programs)
- Additional income documentation per program requirements
